Terms of use

By using BillSnap you accept these terms. If you do not accept them, please do not use the service and contact your letting agent instead.

Who we are

BillSnap is operated by Lightning Estates Ltd. In these terms, "we" and "us" mean Lightning Estates Ltd, and "your agent" means the letting agency or landlord managing the property you occupy.

What BillSnap does

BillSnap lets you submit a photograph of the meter serving your unit, confirms the reading with you, and calculates the utility charge arising from your usage. It is a tool used by your agent. It is not a utility supplier, an energy company or a payment service.

Your account

Access is by a sign-in link sent to your email address. That link is personal to you. Do not forward it or let anyone else use it, and tell your agent promptly if you think someone else has access to your email or your account.

Keep your contact details current with your agent. If your email address changes and you do not tell them, you will not receive reminders or charge notifications and you may lose access.

Submitting readings

You agree to submit photographs of the correct meter for your unit, taken at the time of submission, without alteration. You are responsible for checking the figure shown to you before confirming it. The reading you confirm is the reading used to calculate your charge.

Submitting a photograph of a different meter, an old photograph, or an altered image may result in an incorrect charge and may be a breach of your tenancy agreement.

Charges

Charges shown in BillSnap are raised by your agent or your landlord, not by us. Any question about a charge, a rate, or how it has been apportioned should go to your agent in the first instance. BillSnap provides a way to query a charge, which pauses reminders on it while it is looked at.

Payment is handled outside BillSnap according to the arrangements in your tenancy. Nothing in BillSnap is a demand for payment or a statutory notice.

Accuracy

Readings are extracted automatically and then confirmed by you. While we take care to make the calculation correct, we do not warrant that every figure is free from error. If you believe a charge is wrong, raise it with your agent, who can correct it. An error in a calculation does not create a liability on our part beyond correcting the charge.

Availability

We aim to keep BillSnap available but we do not guarantee uninterrupted access. We may suspend the service for maintenance, changes or security. If it is unavailable when a reading is due, submit it when the service returns, or send it to your agent directly.

Acceptable use

We may suspend access where these terms are breached.

Intellectual property

BillSnap, its software, design and content belong to us. You may use the service for the purpose of managing your own tenancy. You get no other rights in it. Photographs you upload remain yours, and by uploading them you give us and your agent permission to store and use them for calculating and evidencing your utility charges.

Liability

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Your rights as a consumer under the Consumer Rights Act 2015 are unaffected.

Subject to that, we are not liable for loss that was not reasonably foreseeable, for business losses, or for loss arising from your failure to submit an accurate reading. Our total liability in connection with the service is limited to the value of the charges raised through it in the twelve months before the claim.

Changes to these terms

We may update these terms. The date at the top shows when they last changed, and we will tell you directly if a change materially affects you. Continuing to use the service after a change means you accept it.

Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may bring proceedings in your own courts.
